The Role

Essence Property is a respected and growing real estate agency specialising in residential lettings and sales in Birmingham and London. We are now seeking an experienced Property Manager to join our team and help us continue delivering excellent service to both landlords and tenants.

You will be the main point of contact for both landlords and tenants, ensuring that all properties in your care are managed efficiently, legally and with attention to detail. You will take ownership of a varied portfolio and ensure everything runs smoothly from move-in to move-out.

Key Responsibilities:

• Manage a portfolio of residential properties, handling all aspects of tenancies.
• Carry out regular property inspections and prepare clear reports for landlords.
• Oversee tenancy renewals and negotiate terms when required.
• Act as the first point of contact for tenants, resolving queries and managing issues.
• Arrange and supervise repairs, liaising with contractors and landlords.
• Ensure properties remain compliant with safety and legal requirements.
• Maintain accurate records on Jupix and keep up to date with property law changes.
• Provide landlords with regular updates, statements, and performance reports.
• Manage budgets for maintenance and authorise contractor invoices.

The Person:

• Previous experience in property management.
• Strong knowledge of landlord and tenant legislation.
• Excellent communication and negotiation skills.
• Highly organised with the ability to manage multiple priorities.
• Confident in resolving disputes and handling sensitive situations.
• Proficient with property management software (Jupix experience an advantage).
• Able to work independently while being part of a close-knit team.
